What are home measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They might draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total area and the overall layout of the house. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — which means you may be taxed for more space than you actually own! Unless an appraiser has performed a recent valuation or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A floorplan service can secure fair market value for your property. Living space is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service carried out by a certified appraiser (after any updating that may have affected square footage).
